What does it cost to build a 3-bedroom home in Kenya?
A transparent breakdown of standard, mid-range, and premium build costs per square metre — and what actually moves the number.
One of the first questions every prospective homeowner asks us is simple: what will it cost? The honest answer is that it depends on size, finish level, location, and site conditions — but you can plan with confidence once you understand the main drivers.
Cost per square metre
In most parts of Kenya, a turnkey residential build falls into three bands:
- Standard build — from KES 36,000 / m². Solid structure, durable but economical finishes.
- Mid-range finish — KES 45,000 – 55,000 / m². Better tiles, fittings, joinery and paint.
- Premium finish — up to KES 65,000 / m². High-end materials, bespoke joinery, smart-home and landscaping.
A typical 3-bedroom bungalow of about 110 m² therefore ranges from roughly KES 4M at standard finish to KES 7M+ at premium.
What moves the number
Beyond finish level, the biggest swings come from the roof type, the number of bathrooms (each adds plumbing and tiling), soil and foundation conditions, and whether you include extras like a DSQ, perimeter wall, borehole or solar.
